Same-day repairs in the most HOA-governed city in Orange County. We know which jobs need approval and which do not, and we will tell you before we order anything.
(949) 771-8976 — Call NowAliso Viejo only became a city in 2001, and almost every home in it went up between the mid 1980s and the mid 2000s as part of one master plan. That makes it unusual in two ways that matter for garage doors. The housing is young enough that structural problems are rare, and it is governed more tightly than almost anywhere else in the county — virtually every neighborhood here operates under CC&Rs that say something about how the outside of your home may look.
So the questions we get asked here are different. Not "is my door finished" so much as "am I allowed to change it", and, surprisingly often, "is this door even mine to fix".
A large share of this city is attached product — townhomes, condominiums and paired homes in Vantis, Canyon Villas, Montecito and the Coastal collections. In those communities the association sometimes maintains the exterior of the building, and homeowners reasonably assume that includes the garage door. Sometimes it does. Often it does not.
The usual split is that the association owns the door as a surface — its colour, its style, whether it may be replaced — while the homeowner owns everything that makes it move. Springs, cables, rollers, hinges, the opener and the track are almost always yours, which means a broken spring is your repair and your bill, and you do not need to wait for anybody's approval to have it fixed.
Where it gets genuinely ambiguous is a damaged panel. That is both a mechanical part and a visible surface. We have had the same job treated as the owner's responsibility in one community and the association's two streets away. If you are not sure, call us anyway — the diagnosis is free, and a written description of exactly what failed is usually what the management company needs before they will tell you who pays.
Spring replacement, cable replacement, rollers, hinges, track adjustment, weather seals, opener repair and opener replacement. None of these change anything visible from the street. They are maintenance, and no architectural committee reviews maintenance.
A new door, a different panel style, a different colour, added windows, or decorative hardware. These are architectural changes and go through your association's review process, which in most of this city runs on a set meeting schedule rather than on demand.
Our estimate is free. A technician comes out, diagnoses the fault and gives you a firm price before any work begins — whether or not you choose to go ahead.

In a detached home on a large lot, a loud garage door is an annoyance. In a townhome where the garage shares a wall with a neighbour's bedroom, it is a complaint, and in some associations it eventually becomes a letter.
Two components cause nearly all of it. Worn steel rollers grind rather than roll, and a chain-drive opener transmits vibration straight into the structure. Replacing steel rollers with sealed-bearing nylon and swapping a chain drive for a belt drive together removes most of the noise a neighbour can hear, and neither change is visible from outside, so neither needs anyone's permission.
If you have had a conversation with a neighbour about this, tell us when you call. It changes what we recommend.
A door fitted when these neighborhoods were built is now twenty-five to thirty-five years old. Most are on their second or third set of springs. What we are starting to see more of is the next stage — hinges that have worn their mounting holes oval, track that has been bent and straightened more than once, and opener units old enough that replacement parts are no longer made.
None of that means the door is finished. Steel sections from that era were generally well made and the panels on most of these homes are still sound. But there is a point where replacing one part at a time costs more over five years than doing the hardware properly in one visit, and we will say so when we think you have reached it rather than quietly selling you the cheaper fix twice.
We answer at any hour. Most addresses here see a technician within 60 to 90 minutes, and this city is one of the closest in the county to our Laguna Niguel base.
If a spring has broken, leave the door down and stop using the opener. Running a motor against a door it cannot lift is the quickest way to turn one repair into two.
